5 Things Not to Miss in a Home Showing

Share This Post:

One of the most crucial steps in the home-buying process is the showing. While it’s easy to feel caught up in the excitement of touring what could be your future home, there are important details you’ll want to pay close attention to.

In this blog, we’ll go over five salient things to look for while you attend a home showing. While not a complete list of things to consider before placing an offer, these items can help you get a strong idea of a property’s overall condition and suitability.

1. Walls, Floors, & Ceiling

During your showing, pay close attention to the condition of the walls and ceiling. Look for signs of damage, such as cracks, water stains, or uneven surfaces. These issues may indicate neglect in maintenance or potentially larger structural problems.

It’s also important to examine the floors – ensuring that they are level and sturdy. Pay attention to the quality of the flooring material, whether it’s hardwood, tile, or even carpet. Once again, seemingly minor cosmetic damage could be indicative of hidden issues that may be expensive to repair down the line.

2. Water Pressure

Inadequate water pressure can be a source of constant frustration and inconvenience. However,  it can also point to more significant concerns. In some circumstances, low water pressure could be an indicator of plumbing issues or outdated infrastructure.

During a home showing, briefly turn on the faucets and flush the toilets to check the existing water pressure. Ensure that the water flows consistently and with sufficient force.

3. Outdoor Noise

Having reliable peace and quiet in your home is essential. Therefore, as you tour a potential home, take a moment to listen for any outdoor noise that may be leaking in. This is especially important if the property is near a major roadway, airport, train tracks, or anywhere else that may interrupt your tranquillity.

Not only can excessive noise negatively affect your quality of life, but it may damper the property’s resale value too.

Additionally, if you’re viewing a unit in a townhome or condo building, pay attention to any noise coming from neighbouring units.

4. Unpleasant Odours

While some homeowners may use scented candles or air fresheners to create a pleasant atmosphere, be vigilant for any persistent or unusual odours. Unpleasant smells could signify hidden issues such as mould, mildew, or pet-related problems.

Take a deep breath in each room and trust your senses. A house that looks perfect on the surface may still have underlying problems that could impact your health or require extensive repairs or remediation.

5. Space & Storage

Any home that you consider purchasing must have adequate space to accommodate you and your family. While you may already know how many bedrooms, bathrooms, and designated living areas a home will have before viewing it, be sure to analyze the size of the rooms themselves. Envision your existing belongings and furniture in the space and whether or not they fit.

In addition to the property’s rooms and layout, storage will also be an important detail to consider. Make note of closets, cabinets, and other storage areas available. Consider whether they will accommodate your family’s belongings comfortably or if you will be grappling with clutter after moving in.
